Top 50 property transactions across Cyprus had total value €47.3 mln
The ten most expensive property sales nationwide in November totaled €24 mln, with the highest-value sale being offices in Neapolis, Limassol, priced at €4.1 mln, according to a survey by Ask Wire, the tech-driven company monitoring transactions, asking prices, and construction activity in the real estate sector.
However, the survey also found that the value of the top 50 property deals, at €47.3 mln, was down 31% from the previous month.
“The high value real estate market slowed down in November compared to October, with the value of the top 50 transactions dropping by nearly 31%. This decrease was observed across all districts,” said Pavlos Loizou, CEO of Ask Wire.
“The fact that the top three most expensive sales involved office spaces highlights the demand for this category, particularly from foreign companies in Limassol and Paphos. Residential properties remain the leading category for high-value sales, as 26 houses and apartments were among the top 50 sales,” Loizou added.
Limassol dominated the list of the top ten properties in Cyprus, with seven transactions totaling €17 mln. The list was completed by Paphos with two sales worth €5.1 mln and Nicosia with one deal worth €2 mln, in the ‘quiet’ neighbourhood of Ayios Andreas.

The 50 largest transactions in November totaled €47.3 mln. 41.6% of the value of the 50 largest sales was attributed to the top ten properties in Limassol, and 22.8% to the top 10 in Paphos.
- Limassol’s top 10 sales totaled €19.7 mln.
- Paphos’s top 10 sales totaled €10.8 mln.
- Nicosia and Larnaca followed, accounting for 17.5% (€8.3 mln) and 11.8% (€5.6 mln) of the total, respectively.
- The free Famagusta area had the smallest share, at €2.9 mln (6.2% of the total).
